Community Information

Living in a condominium complex is different from living in a single family home, and requires an added measure of courtesy for all your neighbors. Vantage Hill is governed by a strict set of by-laws written to protect the quality of life for all residents. We encourage all residents to read their copies of the by-laws, but as a service we have condensed most of the important ones and list them here.

PARKING: Each unit is assigned 1 reserved parking space. Additional parking is available to residents on a permit basis. Any vehicle without a permit tag found in permit parking will be towed at the owner's expense. A few unmarked non-permit parking spaces are available at the pool end of the lot. Non-permit parking is available on the street as well. Information regarding towing is available on lobby bulletin boards and on the contact page.

TRASH: Each building has a trash room with a trash can for each unit. Trash is picked up on Tuesdays and Fridays when you will notice that the trash bags have been put out on the curb. Trash placed outside by residents at times other than those stated will subject the resident to a fine of $50.00. Boxes put in trash rooms should be flattened. Large items, furniture, etc., should only be put out for the trash collection on the evening prior to pick up. Smelly trash should be sealed and double bagged to prevent odors and pests. 

RECYCLING: Vantage Hill Residents are encouraged to recycle. There is a recycling corral in the parking lot by the pool just behind the Vantage Hill sign. If you have any questions about recycling please call e-mail Nick Abrash at nick.abrash@gmail.com.

LAUNDRY: Each building has coin operated facilities, usually in tandem with the trash room. Over sized machines, suitable for comforters & other large items, are available for all residents in Building 11604. As a courtesy to other residents, please remove laundry from the washer and dryer promptly. Set your stove timer to remind you when a load is finished. Also remember to clean the lint filter in the dryer after each use. If there are problems with the washer or dryer machines, contact Coinmach (703.691.2131). Dying of clothes or fabric is not permitted. Residents may now apply to the board for approval to install a washer & dryer in their unit. Because of wiring restrictions, only certain washer/dryer units are allowed. Any washer/dryer installed without board approval will be removed at owner's expense.

POOL: We are fortunate at Vantage Hill to have one of the only private swimming pools in Reston. Our pool is open only to residents of our complex, as well as to those who purchase non-resident memberships. The facility includes an Olympic size pool,  bath house, and picnic area. The pool generally opens Memorial Day weekend and closes Labor Day weekend. Hours will be posted on the bulletin boards. Pool rules require that all children under the age of 14 be accompanied by an adult. We expect common courtesy to prevail at the pool and loud commotions, running, fighting, foul language, or any other inappropriate behavior will not be tolerated. Offenders will be asked to leave by the lifeguards.

PETS: We all love our pets as evident by the number who reside with us here at Vantage Hill. To keep out grounds clean and sanitary pet waste stations are located through out the complex. This provides not only a place to dispose of pet waste, but even bags for this disposal. Residents who do not observe this courtesy will be fined $50.00. Reston has a leash law which is observed in our complex as well. All pets are required by Fairfax County to be current for rabies and other shots.

PLAYGROUND: A playground with swings, slide, and climbing apparatus is behind building 11606. Children under the age of 6 should be supervised by an adult.

GROUNDS: Vegetable planting is not permitted. It attracts critters from the woods, like raccoons and groundhogs. If you wish to plant flowers around your patio, please consult with the board first. Any installation of brick, stone, or wood for flower beds must be approved by the board.

BULLETIN BOARDS: Each building has a bulletin board at the entrance. This is for the use of Vantage Hill Board of Directors. All personal or business notices must be approved by the board. Any notices not approved will be removed.

Unit Information

Heating & air conditioning: Heat is available year round in all units. Air conditioning is provided by RELAC of Reston, a chilled water system, beginning in mid-May until the end of September. Your furnace must be inspected annually. Forms, which must be completed and returned, will be mailed to you by Armstrong Management.

Patios & Balconies: Repair and maintenance of the balconies and patios is the responsibility of Vantage Hill. If you see cracks or water damage, please contact Armstrong Management. Use of these areas is limited to patio furniture, planters, etc. It should not to be used for storage. The storage closet off this area is for that. Throwing things off balconies, like cigarette butts, is not allowed. Offenders will be fined $50.

Carpeting & Furnishings: All units, except ground floor, are required to have 80% of their floors covered with carpet and padding. This is to insure as little sound as possible travels between units. If you think this rule is being violated, contact Armstrong Management Services (703-385-1133) so they can inspect the problem unit. Consideration is the number one key to condominium living. Please place TVs, stereos, & radios up off the floor and note the time of day before you crank up the volume. Shades or draperies are required on all windows. Sheet covered or bare windows are not permitted. Water beds are not permitted.

Noise: Fairfax County law prohibits excessive noise after 11:00 pm or before 8:00 am. Use of the laundry room, dishwashers, and vacuuming should be avoided after 9:00 pm. If you have excessive noise problems, contact the Fairfax County police at their non-emergency number.

Businesses: Vantage Hill is a residential community and small businesses (day care, retail sales, etc.) are not allowed. Commercial vehicles are not allowed to be parked on the property.

Maintenance & Emergency Repairs: Remember, any damage caused by something inside your unit is your responsibility including the cost. For any problem caused by something on common property, such as roof leaks, Vantage Hill pays the cost. Please make sure your homeowners or renter's insurance policy covers such problems as water leaks, as well as fire and smoke damage to both your property and your neighbors.

TV Reception: Cable television is provided by Comcast and most units are already wired for it. Satellite service is only allowed after installation is approved by the board. Satellite dishes are not allowed on balconies and all wiring for these dishes must be unobtrusive on the outside of the units.

Storage: Each unit is provided with a storage closet off the balcony or patio. Storage is not allowed in the furnace rooms of any buildings. Stairwells and halls are also not to be used in this manner as it presents a hazard during emergencies.

Mailboxes: Each individual box is the responsibility of the owner.

Grills: Fairfax County law prohibits the use of any flammable grills (charcoal or gas) within 15 feet of any building. Residents may NOT light a grill on their balcony or patio. Vantage Hill strictly enforces this law. Also the fines for breaking this law are a hefty $1000, by the Fairfax County Fire Marshall. If you see anyone violating this law, contact Armstrong Management Services (703.385.1133) or the Fairfax County Fire Department non-emergency number (703.691.2131). Electric grills are permitted on balconies and patios, provided they are not left unattended and do not create a nuisance for neighbors with excessive smoke.
